Online Conveyancing 4U is a referral website service enabling our users to find Residential / Commercial Conveyancing services from Solicitors/ Conveyancers in England & Wales. Please note that, due to the differences in the legal system applicable, we do not deal with Conveyancing in Scotland / Ireland.
We will allocate a Solicitor / Conveyancer / Solicitor Firm / Conveyancer Firm hereinafter called as the FIRM to carry out your Conveyancing. The FIRM we allocate will be your conveyancers and you will be their client and the relationship will be subject to the protection afforded by the rules and procedures of the Law Society of England and Wales or the Council of Licenced Conveyancers.
The FIRM we allocate to carry out your Conveyancing:
· Will be registered with the Law Society of England & Wales as being entitled to practise law within the jurisdiction of England & Wales or will be registered with the Council of Licenced Conveyancers or Faculty Office of the Archbishop of Canterbury
· Will have at least £1 million pounds of Professional Liability Insurance in case something goes wrong.
Online Conveyancing 4U assumes no responsibility or liability for any of the products or services provided by the FIRM, Should you decide to appoint any of the FIRM to work for you the contract will be directly between you and the FIRM.
Online Conveyancing 4U has no contractual involvement and will not be liable in contract or otherwise for the products and services provided to you by the FIRM.
Please note that although the FIRM have attempted to ensure that any quotes provided or services offered are as accurate as possible, based on the information you have provided, they are not binding in any way.
Exceptions to fixed legal fees : The legal fees quoted on this Website & Services apply only to standard conveyancing work. They not apply to legal work which may be required beyond the usual conveyancing services. For example, dealing with defective title or tenants in the property will not be covered under the standard quote.
Fees payable to other parties : We do not control payments to third parties (disbursements) such as Value Added Tax, Stamp Duty, Land Registry fees, fee for searches and so on. Consequently we cannot guarantee that such payments will not rise or fall in accordance with government policy.
Buyers or sellers situated outside England & Wales : The legal fees quoted include standard postage and telephone costs within England & Wales. If you are situated outside England & Wales postage and telephone costs will be added to your bill.
Law and Jurisdiction : Your use of this site and its contents will be governed by the laws of England and Wales and you submit to the exclusive jurisdiction of the courts of England in respect of any legal disputes relating to this Agreement.
Cancellations : If the instruction was done online and no meeting had with the solicitor then the instruction can be cancelled within 14 calendar days and receive a full refund of any money paid to your solicitor in respect of fees where no legal work has been carried out. Any money paid for the disbursements, third party costs incurred by the solicitor on your behalf for eg. searches, land registry documents, will not be refunded. If your solicitor commenced work on your file within the 14 days period you can cancel the service and your initial deposit on account will not be refunded but it will be transferred to your next conveyancing transaction with the same solicitor. For eg. when you purchase a different property.
Solicitors Referral Code : Online Conveyancing 4U offers its services as per Rule 9 of the Solicitors' Introduction and Referral Code published by the Law Society http://www.sra.org.uk/solicitors/handbook/code/part3/rule9/content.page. The solicitors on our panel are independent professionals from whom you will receive impartial and confidential advice. You are free to choose another solicitor.
